Nothing is charged upfront. The seller, agent and/or wholesaler reviews the proposed terms and may approve or decline — no obligation to proceed.
USA Home Partners handles marketing and buyer outreach at no upfront cost or expense to the seller, agent or wholesaler.
Transaction coordination is provided at no additional cost.
Buyer underwriting, notes and transaction documents, closing and the required insurance process all run through the approved USA Home Partners process, platform and systems.
Every transaction that moves forward must use the approved team. This applies to every seller, agent and wholesaler who submits a property.
There are no exceptions. Outside attorneys, title companies, coordinators, underwriters, insurance agents or compliance processes are not accepted.
Closings happen only through Tiago Title or Chesker Title. No other title companies are accepted or negotiated. A seller, agent or wholesaler unwilling to use the required process and approved team should not submit a property.

Sub2IQ was created by Nick Legamaro, aka “Nick The Note Guy,” drawing on more than 20 years of experience in creative real estate and private mortgage note transactions.
That experience includes building a private mortgage note platform that was acquired by a federally chartered Texas financial institution in 2018.
Today, Sub2IQ applies that experience to a simple mission:
